Frequently Asked Questions

What bedding does Fairway supply?
Our 6 berth (2 bedroom) caravans are supplied with 2no double & 2no single duvets plus 6 pillows and a bedding pack containing 2no double and 2no single duvet covers plus 4 pillow cases.

Our 8 berth (3 bedroom) caravans are supplied with 2no double and 4no single duvets plus 8 pillows and a bedding pack containing 2no double and 4no single duvet covers plus 6 pillow cases.

If you require extra bedding, please bring this with you from home.

Sheets are NOT provided but must be used. Please bring sheets with you from home.

What time can we enter our caravan on arrival day?
As per our conditions of booking, our caravans are hired from 3.00pm on the day of arrival for Yarmouth caravans and from 4.00pm for all other caravans.

Our reception opens at 9am and closes at 5pm, except on Mondays and Fridays when it closes at 8pm. If you arrive after reception has closed, you can check in at our clubhouse upto 9pm.

What time do we have to vacate our caravan on departure day?
As per our conditions of booking, our caravans are hired until 11.00am on the day of departure for Yarmouth caravans and until 10.00am for all other caravans.

The caravan must be vacated, locked and the keys handed into reception.

Is the caravan park close to the beach?
The caravan park is approximately 25 minutes walk from Sandown beach. Please ask in reception for a map showing the quickest route to the beach.

Does the clubhouse entertainment continue throughout the season?
Please note there will be no entertainment during off peak times. Peak times are usually considered to be school holiday periods.

Is the swimming pool open all season?
Our outdoor heated swimming pool is open between May and September, weather dependent.

Does Fairway supply all kitchen equipment?
Our kitchens are supplied with a full size fridge with icebox and a gas cooker with grill for toast. There is an electric kettle in Yarmouth caravans and a gas kettle for all other caravans. Microwaves are supplied in all vans except the old style Haseley/budget caravans.

All pots, pans, cutlery and crockery are supplied to the BH&HP 3* standard.

Does Fairway supply travel cots?
Travel cots for caravans are available for hire at a charge of £10 per break, plus a £10 refundable deposit. Your travel cot must be collected from reception, where the £10 refundable deposit is also payable. This deposit will be returned to you once the travel cot is taken back to reception in the condition it was hired, at the end of your holiday.

Please remember to bring your own cot linen. In most accommodation the travel cot will fit in the lounge only. Travel cots need to be reserved in advance by phoning the office.

Does Fairway supply high chairs or other baby equipment?
No we don’t, but we do have a telephone number of a local hire shop, please contact our friendly reception staff for details.

Does Fairway supply a Television?
Yes we do. Yarmouth caravans are supplied with a LCD television with built in FreeView. Our other caravans may have older style televisions with a separate FreeView box.

Does Fairway accept pets in the caravans?
We now have a small number of caravans that welcome one or two well behaved dogs. Dogs are charged at £45 per pet per week or short break. Pet Vans MUST be booked in advance and pet charges paid in full at the time of booking (there is no charge for registered assistance dogs).

We are sorry but we cannot accept pets in any of our other caravans. Customers arriving with dogs without a prior booking in a Pet Caravan will be turned away and no refund can be issued. Remember that pets should not be left unattended and should be on a lead at all times within the park grounds. Dogs must be kept under the control of a responsible adult at all times and wear a collar with an identity tag. You must clean up after your pet.

For the safety and comfort of all our guests on park please note we are unable to accept the following dogs at our park

  • Pit Bull Terrier
  • Fila Brasileiro
  • Japanese Tosa
  • Dogo Argentino

Can I park my car next to my caravan?
There is no guaranteed parking next to any of our caravans although you can request parking at the time of booking.


How long is the holiday park season?
The holiday park has a 12 month licence, but the park's normal season is 1st March to 31st December. We do offer an optional extension to the season (at extra cost) from 1st January to the end of February, but this is discretionary and may not be offered in the future. The park facilities (clubhouse, pool, arcade, laundrette etc.) are only available when the hire side of the park is open (around 1st April to 31st October).

When can I use my holiday home?
You can visit as often as you like during the holiday season.

How long can my holiday home be on the park?
15 years from the date of manufacture for holiday caravans and 25 years from the date of manufacture for holiday lodges.

What are the site fees at Fairway?
Our site fees for 2020 are £3,100 for holiday homes and £4,200 for lodges. The fees are payable in advance each year and are due by 31st December.

Do I need to insure my holiday home?
Yes, it is a condition of your licence agreement and the park rules that you holiday home is sufficiently insured at all times.

Do I need a TV licence for my holiday home?
No, providing you already have one at your main residential address.

Can I fit a satellite dish?
Yes, but only floor mounted Freesat or Sky dishes are permitted. Also it will depend on the position of your home as dishes need uninterrupted line of sight.

Can I put decking around my holiday home?
Yes, but only decking supplied and fitted by the Park or an approved manufacturer is permitted. The location of your home will dictate what style and amount of decking will be allowed.

Can my friends and family use the holiday home?

Can I bring my pet?
Yes, but you must abide by the park rules concerning pets and ensure they are not a nuisance to other owners and guests.

Can I let out my holiday home when I'm not using it?
Yes you can. You need to inform us of the name, address and contact details of anybody letting your holiday home and you also need to supply them with a copy of the park rules which they must abide by at all times.

Will I have to pay council tax on my holiday home?
Your home is for leisure and holiday use only and is not liable for council tax. However the park will recharge a portion of the business rates that we get charged.

Can I live in my holiday home as a permanent residence?
Living in your holiday home as a permanent residence is not permitted and would be a serious breach of both the owners licence agreement and the site licence. All holiday home owners must have a main residential address where council tax is paid and provide us with proof of this on an annual basis.

Does the Mobile Homes Act 1983 and 2013 apply to Fairway?
No, Fairway is a holiday park. These laws only apply to park homes on licenced residential caravan parks.
